Wraparound Extensions Liverpool | Glassar Projects

Wraparound Extensions Liverpool

A wraparound extension is the ultimate ground-floor transformation. By combining a rear extension with a side return extension, you create one massive open-plan space that wraps around the back and side of your house. It’s the biggest single storey extension you can build, and it completely changes the way your home works.

At Glassar Projects, we specialise in wraparound extensions for homeowners across Liverpool who want to make the absolute most of their ground floor. We’ve built them on everything from Victorian terraces in Aigburth with narrow side returns to large detached homes in Childwall and Woolton with generous side passages.

What Is a Wraparound Extension?

A wraparound extension is essentially two extensions in one. It extends your house to the rear and along one side, creating an L-shaped addition that wraps around the corner of your property. The result is a single, large open-plan space that’s significantly bigger than either a rear or side extension on its own.

The most common layout we build in Liverpool is a large kitchen at the back with a dining and living area along the side, all connected as one flowing space. With bi-fold doors across the rear and skylights above, you end up with a room that’s bright, spacious, and feels nothing like the original house.

How Much Does a Wraparound Extension Cost in Liverpool?

Wraparound extensions cost more than a standard rear extension because there’s more foundation, more roof, and more structural steel involved. But the extra space you get is substantial.

Extension Size Typical Cost (inc. VAT)
Small wraparound (25-30m²) £45,000 – £55,000
Medium wraparound (30-40m²) £55,000 – £70,000
Large wraparound (40-50m²) £70,000 – £85,000

Our 4-Step Process

1. Design & Planning

Wraparound extensions need careful design because they affect two sides of your property. We produce detailed plans showing exactly how the new space connects to your existing rooms. Planning permission may be required depending on the size and your property type, and we handle the entire application process.

2. Foundations & Structure

The foundations are laid around two sides of the house, and structural steelwork is installed to support the openings between the old and new spaces. This is the most complex stage, and our experienced team ensures everything is structurally sound.

3. Build & Services

The walls go up, the roof is constructed, and all windows and doors are fitted. Our plumbers and electricians install all first-fix services, followed by insulation, plastering, and second-fix work.

4. Finishing & Handover

All decorating is completed, kitchens and fixtures are fitted, and the space gets a thorough clean. We hand over all certificates and make sure you’re completely happy with every detail.

Is a Wraparound Extension Right for Your Home?

Wraparound extensions work best on properties that have a side passage or alleyway. In Liverpool, this includes:

  • Victorian and Edwardian terraces in Aigburth, Allerton, and Mossley Hill that have a narrow side return (the passage between the kitchen and the boundary wall). Even a 1-metre-wide side return can make a huge difference when opened up.
  • Semi-detached houses in Childwall, Woolton, and West Derby that have a wider side passage. These properties often have 2-3 metres of unused space along the side that’s perfect for a wraparound.
  • Detached houses anywhere in Liverpool with space on one or both sides.

If your house doesn’t have a side passage, a standard rear extension may be a better option.

Neighbourhood Spotlight: Allerton

Allerton is one of our busiest areas for wraparound extensions. The 1930s semis along Mather Avenue and the surrounding streets typically have a useful side passage of 1.5-2 metres. By extending along this side and out to the rear, we can create a wraparound space of 35-40m², which is roughly the size of a small flat. The most popular layout is a large kitchen island facing the garden with a dining area along the side return, all under a flat roof with multiple skylights. It’s a transformation that adds both space and significant value to these already desirable properties.

Frequently Asked Questions

1. Can I do a wraparound extension on a terraced house?

Yes, if your terraced house has a side return (the narrow passage between your kitchen and the boundary wall). Many Victorian terraces in Aigburth and Allerton have these. Even a narrow side return of 900mm can be incorporated into a wraparound design to create a noticeably wider kitchen.

2. What is the difference between a wraparound and an L-shaped extension?

They’re essentially the same thing. A wraparound extension wraps around the corner of your house, creating an L-shape when viewed from above. Some people call it an L-shaped extension, others call it a wraparound. The design, build process, and costs are identical.

3. Do I need planning permission for a wraparound extension?

It depends on the size. The rear portion may fall under Permitted Development, but the side element often requires planning permission, especially if it’s visible from the street. We assess your specific situation and handle the application if needed.

4. How long does a wraparound extension take?

A typical wraparound extension takes 14-20 weeks from start to finish. The build is slightly longer than a standard rear extension because of the additional structural work involved on two sides of the property.

5. Will it affect my neighbour’s light?

The side element of a wraparound extension can potentially affect your neighbour’s light, which is one of the things the planning department considers. We design the extension to minimise any impact, and can advise on the best approach for your specific situation.

6. Can I combine a wraparound with a loft conversion?

Absolutely. Many of our Liverpool clients combine a wraparound extension with a loft conversion to maximise their space on both floors. We can manage both projects simultaneously, which is more efficient and cost-effective than doing them separately.
